We can also advise on such issues as potential 'rental hotspots' and the ever changing legal obligations for landlords to adhere to.

Landlord Package Options

Sherlock Homes Letting Agents offer two management packages to our landlords depending on the level of service required. Click here to look at our great value packages.

Our 'Gold' management package offers a comprehensive service comprising the basic necessary checks to ensure legal compliance and maintenance of a tenancy.
Our 'Platinum' management package offers a service above and beyond the usual managementof our gold management package. This package is ideal for those landlords who have single or multiple properties that have limited time or are not living locally and would prefer Sherlock Homes Letting Agents to provide a more in depth service to combat almost every eventuality. This package includes many of the additional services free of charge.

Below is a list of services we provide, most of which are covered in our basic fees:

Marketing
We advertise properties on 'Zoopla', 'On The Market' and our own website portals, this can also include 'Premium Listings'. One of our bright easily distinguished boards could be erected outside your property, along with advertising in our office window. Your property will be given every opportunity to be successfully let quickly and efficiently whilst gaining you the maximum returns.

Viewings
We co-ordinate and attend all viewings at your property.

Credit Search & Referencing
All applicants will be credit referenced by an external company, in addition references will be obtained from employers and existing landlords where applicable.

Photographs & Inventories
We formulate a basic inventory of furnishings and photographic evidence, this can be used to support any claim that may be made against the deposit. We can also co-ordinate an external independent body to carry out a detailed inventory. Please ask for further details.

Fully Managed
This option is chosen by the majority of our landlords. In addition to the above services we also offer the following services:
- Rent paid directly to Sherlock Homes Letting Agency.
- Deposit placed in the Deposit Protection Service (DPS).
- Regular Property Inspections carried out with a written report provided to the Landlord.
- All issues reported by tenants are made initially to Sherlock Homes Letting Agency.
- Sherlock Homes Letting Agency to initially address any problems and co-ordinate any subsequent action with such things as rent arrears & maintenance issues.
- End of tenancy inspections are carried out and any subsequent intervention that is required.
Rent
All rent will be paid directly to Sherlock Homes Letting Agency and forwarded onto yourself after the necessary deductions are made. We also operate a strategic approach if rental arrears occur, providing you as the landlord with every opportunity to obtain the money that is owed.
Deposit
All deposit obtained are secured with the Deposit Protection Service (DPS). Any subsequent claims that are made are coordinated by Sherlock Homes Letting Agency on the landlord's behalf.
Property Checks
We carry out regular property inspections to ensure the property is being well maintained and the tenants are comfortable in their properties, this can also provide an opportunity for the tenants to discuss any issues they may have. A written report is sent to landlords after each inspection.
Management
If any issues arise throughout the tenancy Sherlock Homes Letting Agency will co-ordinate any intervention that is required. For example we can co-ordinate quotes and work carried out with either your own tradesman or tradesman that we regularly use.
Tenancy Termination
At the end of a tenancy Sherlock Homes Letting Agency will carry out an end of tenancy check. In the event of any claim being made against the deposit we will co-ordinate any subsequent claims.
